My son’s friend Ty (they met in high school) returned form the Navy partially disabled from time on a aircraft carrier. Even more surprising was he came home with a wife! Together these two set about surviving. Doing what young couples do, eventually along came a daughter, a baby not to be reviled until (if) our kids present us with grandchildren.

Ty is a hard worker, who always exceeds expectations, but never has and may never make much money. High rents, a second story walk-up in a noisy four-plex,and a high traffic project had Ty wanting a home of his own. REALTOR®, after REALTOR® told him he couldn’t afford a home. Turning to his high school friend, my son, a mortgage broker with my office, he asked for help.

Ty’s was not going to be an easy project, he had low income and 9 jobs in the eighteen months he’d been out of the Navy. With the help of a hungry, and friendly REALTOR® they found a small three bedroom starter house with a pool. During escrow (the closing process in the west) Ty changed employment twice more. During job 11 we went to documents, and Ty changed jobs again! Countrywide backed out of the closing, 11 jobs yes 12 jobs no! Two weeks of hustling and we finally closed with a new lender, Ty owned his own home for $87,500.00.

Ty’s first payment was due 50 days after closing, before he could make the payment Countywide bought his loan. Today many years later we still take flak from him about making payments to the lender that backed out of closing.

In my book “One House At A Time / Finding And Buying Single Family Rentals” I explain everyone can own their own home. I also explain why you should always work with a good mortgage broker. All the REALTORS® and their lenders who said Ty could never own his own house were right, they could never get him financed! Many a family will never get their own home simply because their help is either unwilling to do the work necessary or incompetent to do the job. Ty’s family got their own home because my son, Eric is an exceptional mortgage broker. Ty would like to think that he got special service, he didn’t. Eric, like most mortgage brokers will do the same for anyone who’s loyal to them and tells the whole truth.

This is a story of a working man’s house and why everyone should own their own home, so let’s look at what this simple house did for Ty’s family.

Purchased in September of 1996, for $87,500 with no money down and the seller paying the closing cost, Ty’s monthly housing cost went down. His monthly housing cost were no longer subjected to the landlords’s whims.

By September 1997 Ty had maxed out his credit cards and needed/wanted a jeep. A relatively high priced cash out second lowered his total payments, paid for a jeep and put cash in the bank.

In February of 2003, a refinance lowered his house payments, and paid off his bills and put cash in the bank, again.

It’s now November of 2005 and Ty has sold his little house. Sale price $226,000.00. Ty and his family have profited $140,000.00, and because they had lived in the house two out of the last three years it’s all tax free! Not bad considering their investment (the pre-paids, 20 days interest, taxes and insurance) was only about one third of the deposit they got back from their last apartment.

Housing prices have gone up. Still the only hope most working people have is to purchase and own their own home. If working people want to get rich they’ll need to buy several if not many homes. Until we start teaching real estate to high school students all to many people are going to get the same advice Ty got, “you can’t afford a house!” The truth is the less income you have the more you need your own home. There are many ways to buy a home, and almost everyone can own a home. Unfortunately many among us will never know it!

Ty of course will need a home, he and his family are moving to the northwest to be closer to their families. Homes in their new area are priced so that they can pay cash and still have nearly two years income in the bank. There’s only one low spot in this story, Eric and I’ll will miss them, Ty is an exceptionally good, dependable friend.

For active adults it’s important to make sure you are getting the proper nutrition for your pre-meal and post-meal workouts. Here are 6 healthy eating tips to keep you on track!

Adequate Carbs!
With the latest low carb trend it can become difficult, to say the least, to figure out what you should be eating especially if you are active! The truth is, when you exercise your muscle burns a type of carbohydrate called glycogen for fuel. To keep these important fuel levels optimal for peak performance, we must eat a diet rich in whole grains, beans, potatoes, and other high-carbohydrate foods. You can’t produce optimal glycogen stores with a high protein low carbohydrate diet. Go for the whole grains such as 100% whole wheat breads, brown rice, quinoa, or millet. Limit the ‘white’ refined products.

Protein
Yes it is true, active people need more protein than the average person. It is especially important after our workouts to repair muscle damage. Include lean meats, fish, soy, and eggs. Active people need about 3-4 three-ounce servings a day.

Eat Your Fruits and Veggies!
When you exercise, you breathe harder taking in more oxygen. While you need oxygen to support life, it can become unstable in the body. Unstable oxygen can oxidize and damage your muscle cells which can bring on inflammation and soreness. You can protect yourself from oxidation by eating healthful amounts of antioxidants found in fruits and vegetables. Eat at least five fruits and vegetables a day!

Drink, Drink, Drink
The more you exercise, the more you sweat. Replacing these fluids is vital for peak performance and endurance. During long workouts you may need a sports drink that contains carbohydrates and electrolytes. Drink at least 8-10 servings of fluids/day.

Fueling Before A Workout
This step alone will not only lengthen your workout but it will also increase your performance which is key when training for an event. If you don’t eat before exercise you will likely feel light-headedness, fatigue, and nausea. In addition, your body turns to muscle protein for fuel because it doesn’t have enough carbohydrate. By starting your workout well-fueled, your body will burn a combination of the carbohydrate stored in your muscles and stored fat. Eat 2-4 hours before a workout or event. Choose a high carbohydrate, low fat, moderate protein meal or snack. Drink at least 10 ounces of water to help offset sweat loss during your workout.

Fueling After A Workout
It is important to consume calories and fluids during the first half hour after you exercise for optimal recovery. If you aren’t hungry right away a quick snack will do. Drinking a sports drink or 100% fruit juice will do the trick! Don’t forget to eat a meal later with protein to repair muscle damage.

At a time like this, it’s no surprise that many borrowers with debt problems are looking to solve them with a debt consolidation loan. What is surprising is the lack of ‘debt awareness’ which people seem to exhibit: in a survey by CreditExpert.co.uk, only 26% of respondents were able to ‘accurately state’ how much they had left to pay on their loans.

Tackling a problem is never easy when we don’t truly understand it – not just where it came from, but exactly where we stand today. So it’s particularly worrying to note that fully 10% of respondents admitted to having no idea how much they owed. Without understanding the debts in question, it’s hard to know whether consolidating them is even the right debt solution!

After all, debt consolidation loans aren’t the only solution to debt. Many people in debt could be better off looking into debt management, for example, or an IVA (Individual Voluntary Arrangement) or Trust Deed (for residents of Scotland), rather than consolidating their debts. Someone whose debts are truly out of control may even need to talk to a debt adviser about bankruptcy.

And debt awareness doesn’t end with identifying the right debt solution. Even someone who knows that debt consolidation is the best way forward still needs to understand the differences between the various debt consolidation loans available. According to the survey, an alarming proportion of the populace don’t know the APR (Annual Percentage Rate) they’re paying for their credit cards, loans and overdrafts. Even though the majority know what their overdraft limit is, 36% of people ‘are unsure what APR is’ – something which makes it almost impossible to choose the most attractive debt consolidation loan.

Virtually any state in the country has the appeal of multiple small towns. Ask almost anyone who lives in small town why they are here and they’ll tell you they enjoy the small town feeling while being close to all the conveniences of a larger city. One of the appeals of a small town is how longtime residents frequently make an effort to get to know the new folks who move into the area. For those who are new to the area introduce yourself to your neighbors. Whether a familiar face in your town or new to the area you can host a block party to get to know your neighbors.

Knowing whom you live next to is more than a neighborly thing to do. It is also a safety measure you can put in place. Exchange phone numbers with your neighbors so that if there is ever an emergency you have someone close to call on.

For newer residence ask your neighbors about the community. Seek out a common-interest support network. On the other hand, be willing to stretch beyond your common-interest support network. Human nature is such that often we only associate with those whom we feel we have something in common with. Due to the changing face of our country, you will find there are often some incredible opportunities to learn so much about many types of people.

Familiarize your children with the neighborhood. Find activities for your children to join in on. This is a great way for young people to quickly adapt to a new area.

If you have pets, make choosing a veterinarian a top priority. Often, animals develop unfamiliar behaviors when relocated. Unfortunately, there may be occasions where an emergency situation occurs with a pet when you first move. It is best to have a good vet who you feel comfortable with rather than have to try to find one in a panic. Talk to your neighbors to find out whom they recommend.

Check the local paper to find out about classes, seminars and events being held in the area. You may be amazed at how much goes on here. If you have a special event coming up contact the editor of this paper to let them know. The editor welcomes timely and relevant information.

Regardless of where you live in this great country, there are fantastic communities that can be enhanced by each and every one of us.

Whether it be Fathers Day, Mothers Day, Christmas, birthday, or any other gift giving occassion, a golf gift for an experienced player is a sure winner, if it’s the RIGHT gift.

Let me start by saying that experienced golfers and novice golfers are two entirely different players with different wants and needs when it comes to their golf games. The experienced golfer has been playing for quit some time and probably has developed personal preferences in the types of balls, clubs and equipment he or she uses while playing.

Purchasing a set of new clubs for an experienced player might be a nice idea. However, you would definitely want them to be involved in the selection and buying process. You want to be sure they are even in the market for a new set of clubs, and that they get the right clubs. Many experienced or good golfers become very attached to their clubs, or very selective when purchasing a new set. Also, many experienced golfers have clubs “fitted” for their body style and game, so they need to be included the process of buying the clubs. You wouldn’t want to purchase them a set of clubs that they would never use, or that are not appropriate for their level of play.

Golf balls are always a welcome gift, provided they are the right brand and type. Many experienced golfers are as selective with their golf balls as they are with their clubs. You can easily find out what ball they play through general conversation, or from someone who knows them or their golf game quite well. Again, purchasing an experienced golfer the wrong brand or type of ball would just be foolish, they would never use them, except maybe for practice.

Golf bags, shoes, and apparel are all items that a golfer may want and need, but they may have a personal preference when it comes to these items as well. Your best bet here may be a gift certificate at a golf store or proshop.

Stay away from any of the golf gadgets, trinkets, items to hang on their bag, silly golf hats, etc. They probably have received similar items in the past, and may no longer find these items as cute, or as humorous, the second time around. Also avoid things like instructional books, videos, and swing trainers. They have already been exposed to most of these items, and not knowing their level of play, you really can’t be sure if any of these items would even benefit their game.

So, what do you get them? A gift certificate for a round of golf at a course they would like to play, or regularly play, is a good gift. A gift certificate at a golf or pro shop that they can use for either lessons or equipment (balls, clubs, apparel, gloves, etc.) A golf trip to a well know resort is a great gift. Tickets to PGA event is also a great gift. They might also enjoy a good book on golf courses, golf history, golf stories, or on any one of the many great players of the game.

Of course, it all depends on your budget. The potential for gift ideas is endless. Golf is an extremely popular sport, and golfers worldwide are spending millions playing the game. Any gift, appropriate for experienced player, would be welcomed, used, and enjoyed. (If it’s the RIGHT gift!.) Remember, it is the thought that counts.

So how do you find a lender or broker you can trust’ And of course, each loan and each borrower are different. See mortgage loan for residential mortgage lending, and commercial mortgage for lending against commercial property. Arranging a mortgage is seen as the standard method by which individuals and businesses can purchase residential and commercial real estate without the need to pay the full value immediately. Start with credibility. It’s not easy to know if the prices quoted by lenders are reliable. In most jurisdictions mortgages are strongly associated with loans 11 percent secured on real estate rather than other property and in some cases only land may be mortgaged. Both banks and brokers have their strengths and weaknesses. While a mortgage in itself is not a debt, it is evidence of a debt of 3 percent. Some will quote you precise, competitive rates 4 percent. Many of these fees are fixed but some can be negotiated.

Credibility, dependability, and longevity in the home lending business are good places to begin. Different lenders charge different fees. See which lenders are charging fees 6 percent and for how much. In other words, the mortgage is a security for the loan that the lender makes to the borrower.

Air Hockey is a game between two players trying to outscore each other by sinking the puck on the opponents’ goal. Air hockey is played on a special table: the Air Hockey Table.

Typically, an air hockey table is a platform with a very large and smooth surface. Rails surround it on all sides to prevent the puck and the strikers from leaving the table. It has a slot at both ends that serves as the goal where the players try to sink the puck. The slots usually have a puck return behind and below the goals.

Air hockey tables will typically have a machine that will provide the air on the surface of the table that produces air cushion. The puck then is not really lying flat on the air hockey table but is actually floating. This reduces the friction on the play surface facilitating a very fast exchange of pucks and strikes that is one of the main excitements of the game. Playing on air hockey tables develops to very large extent eye and hands coordination and the skill to fast “on the feet” thinking.

Often, in the interest of saving money, the option for machinery that produces air are replaced in favor of slick and very smooth plastic playing surfaces. These may approximate the thrill of playing air hockey, but note that it is not quite the same as air hockey tables as no air is used. Because of the similarity of the game play they are also generally accepted as air hockey tables.

To play air hockey needs strikers for each player and a puck. The strikers are flat surfaces that lie on the table connected to a handle. The puck is a slim plastic disc about half an inch thick and a couple of inches in diameter.

To play the game, two players stand at the opposite end of the table with one player serving by hitting the puck to the opposite end until the puck goes into a player’s goal and a score is made. The player who lost the point is entitled to serve. The goal of both players is to score 7 points although time limit is often set on the length of time that the game will be played. A player who has the most points when the time runs out wins the game. If both players have the same score when the time runs out, the game is a draw.

During the game, the players are not allowed to place their strikers on top of the puck. They are also not allowed to leave the playing area. No contact with the puck should be made in any circumstances other than the striker. Only on certain conditions can a player be allowed to physically come into contact with the puck like hand serving when the puck enters his goal. The player is given only seven seconds to strike the puck after it passes his end after the centerline. When the puck is on the centerline, any of the players can hit the puck.

All the marbles are on the line this week in college football’s final game of the season. While all the attention is on the skill position talents like Matt Leinart, versatile Vince Young, and Heisman winner Reggie Bush, games are more often than not won in the trenches. Those unsung heroes who block, protect the quarterback and open up holes don’t get the Hollywood glory, but they are essential components of championship teams.

Last season Texas went 11-1 with a rushing offense that averaged 299 yards per game, a stellar 5.86 yards per carry. This season: 273.8 rushing yards, 5.8 ypc. You don’t do that on skill position talent alone. Texas has blocks of granite on the offensive line: 6-6 315-pound senior Will Allen, 6-4 239-pound four-year starter Justin Blalock (37 starts), 6-3 senior Mike Garcia, 6-7 315-pound Jon Scott (42 starts), and 6-5 305-pound Lyle Sendlein.

The two times over the last two seasons they’ve been handled was at Ohio State back in September, with 111 rushing yards, just 2.9 ypc against the Buckeye defense. And last season, a 12-0 loss to Oklahoma, getting 154 rush yards, 3.8 ypc. Texas averaged 12.5 points in those two games (one loss, one win).

When Pete Carroll was hired by USC five years ago, the offensive line was among the program’s glaring weaknesses. Now it’s a strength. In 2001, Carroll’s first season at USC, the Trojans ranked last in the conference in rushing, averaging only 88 yards a game. Current right tackle Winston Justice (6-6, 300-pounds) and junior right guard Fred Matua arrived the next season. The Trojans averaged 142 rushing yards and won the Orange Bowl to finish 11-2. By 2004, the Trojans averaged 177 rushing yards and routed Oklahoma in the Orange Bowl to win another national title, 55-19, with 193 yards rushing, 332 passing.

The 6-foot-6, 360-pound senior left guard Taitusi Lutui was voted onto several All-American teams. Junior center Ryan Kalil, 6-3 and 285, and sophomore Sam Baker, 6-5 and 305, were first-team All-Pacific 10 Conference. Justice is regarded a potential first-round NFL draft pick, and Matua, 6-2 and 305, also is considered a top pro prospect. The Trojans average 264 rushing yards a game. The quintet also kept quarterback Matt Leinart out of harm’s way, giving up only 14 sacks as the 2004 Heisman winner directed an offense that averaged a nation-leading 580 yards a game.

Has USC’s running game been shut down? Well, yes and now. A year ago, Notre Dame held them to 83 yards rushing, just 2.9 ypc. However, USC won the game 41-10 passing for 405 yards! They also ran for 99 yards, 2.9 ypc in a surprising 31-28 last minute win over Stanford as a 22-point favorite, and Cal dominated the Trojans allowing 41 rush yards, 1.4 ypc, yet USC escaped on a last minute goal line stand, 23-17.

This season, no one has contained the USC ground game. Even in the 34-31 last second win over Notre Dame, USC had 175 rush yards, 5.6 yards per carry. And in that 50-42 great escape against Fresno, the Trojans had 308 rush yards, 8.6 ypc. The fewest rush yards they’ve had all season was 118 to Washington (51-24 win) and 177 at Hawaii in the opener (63-17 win). Needless to say, the defensive lines are going to be the key at pressuring the quarterbacks and doing their best to contain the runs. And good luck to them both!

Tiger Woods hits his irons straighter and more accurately than most pros. By swinging the club exactly the same way, he’s able to repeat his golf swing again and again and again. The more he repeats his swing, the more often he generates predictable results. For Tiger, predictable results mean more tournament wins and higher earnings. For the rest of us, it means better scores and lower golf handicaps.

Building a repeatable swing is ultimately the goal of all golf instruction. The secret to producing a repeatable swing with your irons is keeping the clubface square to the swing path. Failing to do so forces you to make compensatory moves to return the clubface square to the ball.

Five other keys to building a repeatable swing are

Staying connected:

One common factor among good players, in addition to low golf handicaps, is “staying connected” during the swing. In other words, good players feature a one-piece takeaway from the ball, which I often stress in my golf tips and golf lessons. Staying connected means that everythingyour club hands, arms, and shouldersmoves away from the ball in unison as you start your backswing, ensuring that the clubhead travels on a wide arc away from the ball.

Set the club on the correct plane

A repeatable swing sets the club on the correct plane. To do so, hinge or cock your wrists as you move into the backswing. As your arms continue to swing upward and your body to turn, the wrists point the clubhead skyward while your left shoulder replaces the right shoulder at address. The angle of the shaft to the ball stays the same and the clubhead remains square to the swing’s path.

Swing into the top slot

As the top of the backswing, your club moves into “the slot” position, where the club’s shaft is horizontal to the ground and parallel to the target line. Also, the clubface’s angle matches your arm angle. Known as square or neutral, this is the ideal position to aim for at the top of the backswing. In addition, your original spine angle and your head position remain the same as at address. Your shoulders are turned 90 degrees, while your hips are turned 45 degrees. Most of your weight is over the right foot and you feel resistance in your right knee and right thigh.

Retain the force of the swing

Settle your weight smoothly back on your left side and start to unwind the upper body, as you move into the downswing. Also, drop your right elbow (for right handers) down to your side. This flattens the swing slightly. (This is Herb Pennick’s “Magic Move,” which I’ve previously covered in my golf tips.). As you shift your weight to the left side, your right heel comes off the ground slightly. Try retaining the 90 degree angle between your left wrist and the club’s shaft as long as possible. Your hands lead the club into the ball at impact.

Open your shoulders at impact

It’s a common belief that your shoulders should return to a square position at impact. I always address this point when giving golf lessons. In fact, your shoulders should occupy a slightly open position at impact, ensuring that the club has the room needed to travel on the correct path through the ball. In short, your body has to “get out of the way” for consistent ball striking with your irons. Finish with a balanced follow-through.

Also, important in building a repeatable swing is striking the ball cleanly and crisply. Work on this drill to improve your ballstriking. It’s a staple of my golf instruction.

• Start by assuming the ideal impact position at address with one of your irons. Start by shifting your weight onto the left side (for right-handers) and lift the right heel off the ground a fraction. The hips and shoulders are slightly open with the head over the ball, creating the feeling of a good impact position. Now, move into the back swing, shifting your weight to the right side. Return your weight to the left side, swinging the club down and through at impact. Move through the swing to a balanced position, with your weight on your front foot.

Practice this drill again and again and again until you feel yourself swinging the club the same way. Building that repeatable swing produces accuracy, consistency, and a lower golf handicap. Yours may not look like Tiger’s but it can produce more consistent and better results.
