In the year 2007, the Ireland-based development company McAleer and Rushe purchased a plot of land at the City Square-Wellington junction. This land, originally a brownfield area, was planned to house a new office structure by the year 2010.

Self-build is a phrase that is getting ever-popular in the housing market. So what is “self-build”? It’s a house you build yourself, as the term hints! Not necessarily only by yourself, but you place yourself in the position as planner, foreman, architect of your property and let trained workers do the task you order them to do. “Self-build” is pretty much recession-proof due to the relatively low costs involved (relative to purchasing a home) – in point of fact, there are more self-builders in the UK than the total amount of homes being built by any single developer. The aim of self-build is to make a house to your exact specifications, not a template that the large developers work to.

Already you’re probably thinking: “I can’t build a house”. The good news is that getting involved with a self-build project doesn’t mean you inevitably have to dive in with the actual development (in fact, only around 5% of self-builders actually get involved with the actual building work). Even when it comes to design, quite often this is delegated to a professional designer.. Self-build, mostly, is about you articulating (in plain English), what you want to the property designer – who then develops a plan dependent on your requirements. This plan then becomes the draft the builders work to. See? It’s not required to have any active participation in self-build. Having said that, the Do It Yourself enthusiast can use self-build as a chance to save some notes by contributing toward the tasks of self-build they have experience in – it’s your shout as to how much participation you want during the development.

Self-build sounds pricy, but actually it’s broadly speaking cheaper than purchasing an already built property of the same specifications (up to 30% cheaper). That’s not all, self-built homes sell very well too – as much as 25% higher than the development costs, so self-build can be simply an investment, rather than a house to live in.

You must make sure the group of workers you choose are total professionals and that they can work as a group. For sure, you will require builders with lots of experience, particularly with specific types of construction machinery, such as concrete cutting chainsaws, block and slab splitters, power / disc cutters, floor saws, and wood saws. Not only do they need to be safe with such equipment, they of course must do their job well too!

Somewhere we had gotten the idea that the perfect home for us would be a steel frame, metal building. Unique, yes. Hard to finance, definitely.

Fifteen lenders turned us down when we found an existing metal home to purchase. Many considered the property as unconventional. Some considered the home an agricultural building. Most wanted at least 50% down on the property. The ones that didn’t mind about the home, didn’t want to finance a property with five large barns and cattle pens. They considered it a commercial property.

Talk about frustrating. We turned to a small town bank near the property and found that they were more than willing to finance the property at our terms.

You may not be so lucky. A metal home on a farm may not be what you are looking for, but you may want a 3,000 square foot log cabin with cathedral ceilings and a dance studio. Or you may be looking at building something totally unique.

Lenders don’t just look at you, they also make approvals based on the property. The property is their collateral in case you default. You can have a great property and be a lousy borrower, or an excellent borrower with a lousy property. You won’t get anywhere. You have to be a good borrower with a good property to get good terms.

The lender is simply looking for a property that they can sell quickly and for as much as possible. Unique homes represent longer selling times to lenders. Foreclosures cost lenders a lot of money, so they like to only finance homes which look like the others in the neighborhood in terms of size, number of bedrooms and style.

These comparables help justify the sale price of your home. When you apply for a loan, lenders will determine whether or not the home is similar to the other homes in the area.

We consider our two-story living room wall of native rock and barn exterior reflective of our lifestyle. But it isn’t in the top-ten list of home amenities in the area. The lender’s view: if there is a need to sell quickly the home may not get full value.

Unless an appraiser can find several homes like yours in the immediate area, the appraisal for the property is likely to be less than you want. The lender will not lend beyond the appraisal value.

The lender will make the mortgage based on the lower of the sales price or the appraised value. If your sales price is $200,000 and the appraisal is $150,000, the lender will base your loan on the $150,000. If you put 20% down, the maximum loan you could receive is $120,000. You would have to come up with the $80,000 difference at closing.

You should be wary of unusual upgrades and unique designs. You also need to be sure that you can resell the property if you need to. If you aren’t sure of the marketability of something you are adding to your property, call a local broker and remember that one person’s treasure may turn off a potential buyer’s lender.

In the rush of the moment, your emotions can carry you into a bidding war. Using timing clauses can help avoid such a situation and protect you from buyer’s remorse.

Timing Clauses – Drop Dead!

A timing clause is inserted in an offer to avoid open-ended bidding wars. You do not want your offer to be “on the table” indefinitely. Such a situation inevitably leads to a bidding war where sellers “auction” up the price of home to a sellers benefit. To avoid this, you should choose to put a “drop dead date” on your offer. You would include language that says something like, “This offer is open until withdrawn or until 9:00 P.M. on Tuesday, June ____, 20__, whichever comes first.”

Let’s look at an example of how a hypothetical situation might work out.

Say the asking price of the home is $995,000. Your offer is $995,000 with a drop dead date of September 1, 2005. On August 29, 2005, the seller informs you of a competing bid for $1,000,000. While your immediate reaction is to panic and up your offer, you should instead calmly ask to see the competing offer. If the seller drags their feet or won’t produce it, the bluff is called. Now the seller has to make up their mind before the 1st. They may decide not to accept your offer, but at least you will have avoided bidding against yourself. Alternatively, if the seller produces a competitive bid, you will know where you stand and make an informed decision on whether to raise your bid.

Timing clauses are fairly standard practice in most parts of the country. Make sure you use one to force the seller to make a decision. You don’t want to be left twisting in the wind.

After some time with Cablevision and 3 with Roadrunner, my family decided it was time to give something new a try. I was of consistently paying more money for less with cable and wanted to see what other options were available. Cable definitely is not trying very hard when it comes to HD channels. He then set up an time for some time later with a technician. The repairman arrived and detected numerous problems which he mended. I was not really sure that everything was fixed for all intents and purposes but happy that I had my service back.

It’s easy to why so many English are pulled in to the area, with its renowned apres ski and the wide variety of entertainment on offer, however the near proximity of Tignes permits you to venture out to less busy climes if it all gets a bit much.

A superb nightlife in the Alps. Everybody understands English. Easy access to both Val d’Isre and Tignes known collectively as the the Espace Killy skiing area. There is a lot of vehicles and whilst there are regular buses in the day, devoted apres skiers had better aim to be within a short walking distance from the town centre.

Pricy. Frantic and very popular with English skiers, so not for people wanting a classic French town to relish a calming trip. Several skiing lifts can shut in stormy weather. Several challenging blue and green trails.
