In the year 2007, the Ireland-based development company McAleer and Rushe purchased a plot of land at the City Square-Wellington junction. This land, originally a brownfield area, was planned to house a new office structure by the year 2010.
This building planned as Leeds’ largest office building, has been designed and redesigned several times. However, due to the slump in markets, McAleer and Rushe have realized that funding is scarce for this large-scale project.
However, developers are yet to give up this project as a lost cause. They say that they will get it up and running, no matter how far behind schedule they may lag. Leeds residents are also looking forward to this landmark building quite keenly.
Leeds has a history of stalled projects – the proposed Lumiere skyscraper also never came up at the planned Wellington street location owing to lack of financing.
The scale of the McAleer and Rushe project is massive – the building is to be built over 175,000 sq ft, and has been planned to be 14 storeys high to offer spacious office and rent a desk facilities. Gary Cooke, one of the joint agents from Knight Frank Leeds, said that the developers are trying to get this project to finance itself at least partially. The goal is to get deposits from prospective tenants to help launch the project with its own money.
Cooke goes on to elaborate that such a massive project will serve as a much-needed status symbol to Leeds because of its brilliant architecture.
Always Wanted to Start Your Own Business?

Dropship Services available from Chinese wholesale manufacturers are the latest trend to hit the online retail market. Take a moment to consider the logic and ingenuity of this service.
Retailers have always made money by buying in bulk from wholesale manufacturers, and reselling these products to consumers at a higher price. While the end users may be only a few steps removed from the manufacturer, the price that they pay still far exceeds the price-per-unit paid by the retailer. This is not unusual. After all, if retailers did not charge end users a premium, how would they stay in business? They provide a convenient place to purchase items, and their service fee is the product mark-up that they charge the average consumer.
The internet made this process even easier. Online Businesses no longer need to create a storefront, and hire friendly salespeople and cashiers to resell their products. They simply create a website, and continue charging an inflated price. The main investment required is the money to purchase in bulk from the manufacturer, and storage for items before they are sold. While this is much cheaper than operating a retail store, these costs should not be underestimated.
Buying items in bulk is risky. Goods must be bought ahead of time in order to ensure speedy delivery to the end user (you can’t wait until you have 100 separate orders for individual widgets before purchasing the 100-widget case at a bargain price, or else the first buyer will be waiting for ages to receive his widget). Once retailers have purchased these items, there is no guarantee that they will be able to sell them. Storing a large number of unsold goods while advertising them online can be expensive, and may leave you with a stock of goods for which there is minimal demand (for example, you buy a case of widgets version 2.0, and widget 3.0 extreme! comes out the next week). However, working with a wholesale dropshipper eliminates the need for both the up-front investment and the cost of inventory.
Dropshipping allows retailers to advertise products online without having actually purchased them. Once one item is sold, the retailer turns around and submits that order to the manufacturer. The manufacturer sells the item to the retailer at a wholesale price, ships it to the customer, and the retailer keeps the profit. No investment, no risk, just pure profit. So whats the catch?
The catch is that barriers to entry in this market are practically zero. That means competitors will be abundant, and retailers won’t be able to price gouge quite as much as they’d like. However, with Chinese wholesalers eager to export goods, there are profits to be made.
Naveen Jain: Improving Lives for a Better Future
April 17th, 2009
Naveen Jain founded Intelius with an underlying vision of “intelligently integrating information online” for purposes of personal security and being able to make the right, risk-secure choices. With background checks and employment screening available, consumers will feel more assured that the childcare providers or employees they are hiring have undergone the procedures of scrutiny. People search gives people a chance to locate family and friends they haven’t kept in touch for a while. Additionally, Intelius’ identity protection services provide people the protection they need from the rising crime of identity theft. In so far as Naveen Jain holds a vision of what trajectory his company will be traversing, Jain also clings to a parallel vision of contributing to organizations that protect and empower the community and its members through services centered on meeting their needs like housing, healthcare, and education. He seeks to create an urgent impact on the lives of community members, and so, Naveen Jain and Intelius are both steering the wheel towards achieving a better future for all people. Beneficiaries of Jain’s magnanimity include YouthCare and the International Association of Fire Fighters (IAFF). Headquartered in Seattle, Washington, YouthCare works to support and provide shelter to the youth and their families who are under the state of conflict, and homelessness. YouthCare was founded in 1974, starting with a 3-bed shelter for runaways. Today, the organization provides services including street outreach, education, shelter and housing, employment training, and the Orion Center, which offers case management, meals, drop-in center, shelter referrals, and hygiene supplies. Conversely, the International Association of Fire Fighters (IAFF) is considered as one of the most active lobbying organizations in Washington. IAFF represents over 292,000 full-time professional fire fighters and medical personnel, protecting 85% of the country’s population. IAFF also represents federal workers, fire and emergency paramedics employed at certain industrial facilities, and state employees.

The Ugly American
March 3rd, 2009
Many Americans who have been received with arctic chill in otherwise equatorial countries could make it about their country’s foreign policies. But sometimes people don’t just revile the US for the Iraq Warthey revile the American itself.
To some, the American traveler is ugly in more ways than one. The Ugly American is crass and poorly dressed, even overly jingoist. And while at it, he or she can’t help but be painfully loud.
Right now, this anti-American sentiment is becoming more telltale than ever. Since 2000, the influx of travelers from other countries has dropped by 1.5% in terms of market share.
Notably, the notion of the Ugly American was sired in post-World War II. That was when many middle-class Americans somewhat became jet setters. For better or worse, they were standouts.
Raring to overturn this prejudice, Keith Reinhard, former DDB Worldwide chairperson, founded Business for Diplomatic Action. It formulated a set of guidelines for Americans on becoming a “World Citizen” in their travels.
It explicitly urges American sojourners to talk lowly and slowly, lest others see them as intimidating braggarts. It also pays to speak in clear English, steering clear of slang, idioms and jargons. Also, Americans might as well chuck the hi-how-are-you opening.
If not, then one could shut up altogether and be a listener. If one must drop in those precious two cents, they best not be rude. For instance, unnecessary comparisons pitting the locale at hand against almighty America is not of good taste. One mustn’t forget learning the proper greeting too, be it a kiss or handshake.
If anything, American travelers must dress appropriately in alien lands. This may mean not donning casual raiment like shorts and flip-flops, an affront to some nations, let alone their places of eating and worship.
